Edgewater Capital Investments (ECI) is a privately held, South Miami, Florida–based real estate investment and management firm. We focus on residential and commercial projects that we develop, build, and hold for the long term. ECI self-performs its projects through its in-house general contracting division, allowing us to control quality, timelines, and costs from acquisition to delivery.

We invest with a long-term perspective, building and holding properties that enhance the surrounding area for decades to come. Our goal is to create lasting value for the communities where we operate.

Driven by a hands-on and disciplined approach, we manage every stage of development with a focus on quality, efficiency and integrity, ensuring our projects stand the test of time and contribute meaningfully to the areas where they are built.

Luis A. Perez

PRINCIPAL

Luis Perez is a founding member and principal of Edgewater Capital Investments. He is an accomplished entrepreneur and business leader with extensive experience across health care, media, and real estate. Before establishing ECI, Luis built and led successful companies in the health care and media industries, completing multiple business ventures and strategic exits. Over the years, he has also been actively involved in a range of real estate transactions, including residential, commercial, and land investments. Luis and his family are actively involved in philanthropy, supporting initiatives that strengthen communities and create opportunities for others. He is also a dedicated husband and father of four.

MANNY MATO

PRINCIPAL

Manny Mato founded ECI in 2017 together with Luis and is responsible for all real estate related investments. Prior to ECI, Manny was a developer at FCI Residential Corporation, a subsidiary of Florida Crystals, where he was responsible for the underwriting, due diligence, entitlements, financing and oversight of over 1,200 apartment units with a total value at the time of approximately $300 MM.

Manny was previously a Corporate Attorney at Greenberg Traurig, LLP, where he completed project finance, mergers and acquisitions and private equity transactions valued at over $5 billion.

Manny is a member of the Florida Bar and attended the University of Pennsylvania Law School where he obtained a Juris Doctor degree as well as a Certificate in Business from the Wharton School. He also holds a B.B.A. from the University of Miami.

Andres Corral

VP of Construction

Andres Corral oversees the development and construction of Edgewater Capital Investments’ project pipeline. He played a key role in establishing ECI General Contractors, which successfully delivered the Bower SOMI project in South Miami — a mixed-use development featuring a four-story apartment building and a four-story office building.

With more than 20 years of experience in the South Florida construction industry, Andres has managed the full life cycle of multifamily, affordable housing, mixed-use, and condominium projects from the ground up. Prior to joining ECI, he served as Vice President of Construction at FCI Residential, where he directed the development of more than 1,800 residential units across garden and midrise communities ranging from 240 to 350 units.

Andres holds a Bachelor of Engineering in Construction Management from Florida International University. He is a licensed Florida General Contractor and a LEED Accredited Professional.
